General terms and conditions
General information
Final cleaning and bed linen are included in the price. We rent our vacation apartment weekly from Saturday to Saturday during the high season. For shorter stays, a surcharge will be applied based on availability.
Booking & payment
The reservation is guaranteed only with written confirmation from both parties and a deposit payment (30% of the total amount). Please indicate your name in the bank transfer. The remaining amount can be transferred before the start of the vacation or paid in cash on-site. Please note that in Italy, only cash payments up to a total amount of €4,999.99 are accepted.
Tourist tax
The indicated price does not include the municipal tourist tax. This amounts to €4.00 per person per night. Children and adolescents under 14 years are exempt from the tax. The tourist tax will be paid directly on-site upon arrival.
Arrival & departure
On the day of arrival, the vacation apartment will be available from 3:00 p.m. On the day of departure, please vacate the apartment by 9:00 a.m. for final cleaning. Otherwise, an additional day will be charged.
Cancellation
If, due to specific reasons, you are unable to proceed with your trip or have to depart earlier, this is an unpleasant situation for both travellers and the host, unless adequate insurance coverage is provided. To avoid this, we highly recommend obtaining appropriate insurance. In case of cancellation, the paid deposit will not be refunded. According to the Italian Consumer Protection Code, there is no legal right of withdrawal. However, we grant a right of withdrawal under the following cancellation conditions, as per Article 1382 of the Italian Civil Code (CC):
- Up to 60 days before the day of arrival, the reservation can be cancelled without any penalty. Only the deposit is retained.
- From one month to one week before the day of arrival: 40% of the total reservation amount
- From one week to one month before the day of arrival: 70% of the total reservation amount
- In case of cancellation within one week before the day of arrival: 90% of the total reservation amount
- In case of late arrival or early departure, different from the agreed reservation, the full price will be charged: 100% of the total reservation amount

Pets
We are pleased to welcome dogs in our apartments. As a small compensation for additional cleaning, we charge €15 per day per dog.
