General terms and conditions
General notes
The final cleaning and bed linen are included in the price. During the high season, we rent our apartments on a weekly basis from Saturday to Saturday. For shorter stays, depending on availability, an extra charge will be calculated. The bread delivery service and the use of the washing machine and dryer are not included in the price.
Booking & payment
The reservation is only guaranteed with a written confirmation of the booking from both parties and a deposit (30% of the total amount) paid. Please indicate your name when making the transfer. The remaining amount can be transferred before the start of your vacation or paid in cash on-site. Please note that in Italy, cash payments can only be accepted up to a total amount of 4,999.99 euros.
Local tax
In addition to the indicated price, there is also a local tourist tax. This amounts to €2.10 per guest per night. Children and adolescents under 14 years are exempt from this tax. The local tax will be paid on-site upon arrival.
Arrival & departure
On your day of arrival, the apartment can be occupied from 3:00 PM. On the day of departure, we kindly ask you to vacate the apartment by 9:00 AM for final cleaning. Otherwise, we will have to charge you an additional day.
Cancellation
In case you are unable to take your trip or have to leave earlier due to special reasons, it is an unpleasant situation for both the traveller and the host, provided that no corresponding insurance exists. To avoid this, we recommend that you secure yourself accordingly. In the event of a cancellation, the deposit made will not be refunded. According to the Italian Consumer Code, there is no legal right of withdrawal. Nevertheless, we grant a right of withdrawal according to the following cancellation conditions in accordance with Article 1382 of the Civil Code (ZGB):
- Up to 60 days before the arrival date, the reservation can be cancelled without payment of a cancellation fee. Only the deposit will be retained.
- Up to one month before the arrival date: 40% of the total booking
- From one month to one week before the arrival date: 70% of the total booking
- In case of cancellation within one week before the arrival date: 90% of the total booking
- In case of late arrival or early departure, different from the agreed reservation, the total price will be charged: 100% of the total booking

Pets
We also welcome dogs in our apartments. As a small compensation for the additional cleaning effort, we charge €10 per day per dog.
